The Pearl of Kep: Three Months After Reactivation — Is the Construction Timeline Becoming Clearer?

After a period of limited activity, The Pearl of Kep has entered a new phase of construction.

Over the past three months, the site has gradually moved from reactivation and preparation into more visible building works. As of 27 August 2026, the changes are becoming easier to read—not because everything is finished, but because several different construction activities are now happening in sequence and beginning to connect with one another.

From Reactivation to Active Construction

The renewed activity began with the practical work required to bring the construction site back into operation.

Site teams first focused on mobilization, clearing and preparing work areas, bringing in materials and equipment, and establishing the supporting facilities needed for a larger workforce. Worker shelters, storage areas and material rooms have been prepared as part of this process.

This may not be the most visible part of construction, but it is an important foundation for the next stage. A larger and more organized workforce requires supporting infrastructure before construction activity can scale up.

July: Moving Beyond Preparation

By July, the nature of the work became more visible.

Teams were preparing the rear and side areas of the building for the construction of perimeter fender works. At the same time, work progressed on worker facilities and other supporting site infrastructure.

Inside the main building, staircase flooring works began progressing from the lower floors upward, with works being carried out along the staircase from the 1st through the 9th floor.

Bricklaying also became a significant activity. Workers began constructing unit partition walls, transforming previously open structural spaces into recognizable individual residences and room layouts.

This is an important visual milestone because the building begins to look increasingly like a collection of finished residences rather than simply a concrete structure.

August: MEP Works Begin

The latest development is perhaps one of the clearest signs that the construction sequence is advancing.

Mechanical, Electrical and Plumbing (MEP) works have now started.

MEP installation is an important part of the building process because these systems need to be coordinated with the walls, ceilings, floors and future interior finishes. The commencement of MEP works alongside ongoing bricklaying indicates that different trades are now beginning to work within the building at the same time.

The latest site update also shows continued progress on unit partition walls. Bricklaying teams are working through the residences and preparing the spaces for the next stage of interior construction.

A Clearer Construction Sequence

Looking at the last three months together, the project now has a more understandable sequence:

The sequence is becoming clearer because the activities are no longer isolated. They are beginning to form a construction chain.

Structure → partitions → MEP → interior preparation → finishing.

That does not mean that every part of the building is progressing at exactly the same pace. Large projects rarely move uniformly across every floor and every trade. But the recent activity provides a much better indication of the direction in which the project is moving.

What Should We Watch Next?

The next meaningful indicators will be the expansion of MEP works, continued completion of unit partition walls, progression of staircase and common-area finishes, and the beginning of more visible interior finishing activities.

The preparation of worker facilities is also worth watching. The construction of additional shelters suggests that the site is being prepared to accommodate a larger workforce for the next phase.

For buyers and observers, these are more useful indicators than simply asking whether construction has "restarted."

The more important question is:

Has the project moved into a sustained sequence of construction activities?

Based on the activities observed during the past three months, there are increasingly visible signs that it has.

The Timeline Is Becoming Clearer—But It Should Still Be Watched

The Pearl of Kep is now in a very different position from where it stood several months ago.

The site has moved from reactivation and preparation toward simultaneous work across several construction disciplines. Worker facilities are being strengthened, external works are being prepared, staircase flooring is progressing, residential partitions are taking shape, and MEP installation has begun.

These are meaningful steps.

At the same time, a construction timeline should always be treated as a moving project schedule, not a guarantee. The most reliable way to assess the timeline from this point forward will be to monitor whether the current pace continues and whether the next construction trades enter the project as expected.

For now, however, the picture is becoming considerably clearer.

The Pearl of Kep is no longer simply preparing to restart. It is showing the early signs of a coordinated construction phase.

And over the coming months, the transition from structural and service works into visible interior finishing should provide an even clearer indication of how quickly the project is moving toward completion.

Progress observations in this article are based on site updates available through 27 August 2026.
