G.A.T.O Tower: A New Vertical Landmark for Luxury Living in BKK1, Phnom Penh

Phnom Penh’s skyline is preparing for a new statement. G.A.T.O Tower is emerging as one of the most ambitious mixed-use developments in the city, designed not simply as a tall building, but as a complete vertical lifestyle destination. Rising to around 296 meters and 67 floors, the project blends hotel living, private residences, executive suites, penthouses, and sky-level leisure into one integrated tower.

Rather than selling only units, G.A.T.O Tower is selling a lifestyle concept—where living, working, relaxing, and socializing all happen within a single landmark address.

How the Building Is Designed

G.A.T.O Tower is structured like a vertical city, with each zone having a clear role.

The lower levels are dedicated to arrival, mobility, and services, including parking, building systems, and a grand lobby with café. Above this sits a large hospitality zone, where a luxury hotel occupies a substantial portion of the lower-middle floors.

Above the hotel, the tower transitions into residential living. Homes are arranged across two main residential bands, separated by a central lifestyle floor. Higher up, the building becomes more exclusive, with executive suites and then penthouses occupying the top residential levels.

At the very top, the tower is crowned by a sky lifestyle zone with a skybar, infinity pool, and garden—designed to become one of the most recognizable leisure spots in the city.

This layered structure creates a natural flow: public at the bottom, residential in the middle, private luxury at the top.

Facilities and Lifestyle Features

The project is built around three ideas: wellness, productivity, and social life.

A dedicated lifestyle floor in the upper-middle section of the tower brings together:

  • Fitness center

  • Onsen-style bath

  • Steam and sauna

  • Co-working space

  • Meeting rooms

  • Children’s play area

At the very top, residents and guests enjoy:

  • Skybar

  • Infinity pool

  • Sky garden with panoramic views

These spaces are designed so residents don’t need to leave the building to work, relax, exercise, or socialize.

  • Two- and three-bedroom units: end-users, families, lifestyle buyers

  • Executive suites: high-income families seeking privacy and space

  • Penthouses: ultra-high-net-worth buyers who want landmark, statement residences

This wide range allows the building to attract both investors and long-term residents.

Our View as a Curator of Luxe Residences

What makes G.A.T.O Tower interesting is not only its height, but its structure. It is carefully layered to move from public to private, from hotel energy to residential calm, and finally to ultra-luxury privacy.

The strength of the project lies in its balance:

  • Investor-friendly small units at the base of the residential market

  • Proper family-sized homes in the middle

  • Estate-level sky residences at the top

If construction quality, finishing, and long-term management match the ambition of the design, G.A.T.O Tower has the potential to become more than just a tall building—it can become a defining address of Phnom Penh’s next generation of luxury urban living.
